Farm will be sold 160 times bid. Corn base 76.1, direct yield 127, cc
yield 140, bean base 39.4, direct yield, 39.4, cc yield 41, CRP contract
of 36.4 acres for $176.49 which expires in 2018. This payment goes to
owner approximately 10-1. This parcel has average CSR of 74.70. Real
estate taxes are $3,324 for year. Taxes will be prorated to date of
possession.
PARCEL 2: 80 Acres More Or Less
Farm will be sold 80 times the bid. Corn base of 39.2, direct yield
127, cc yield of 140, bean base of 38.7, direct yield 34, cc yield of
41, CSR of 76.0 to 78.9. Real estate taxes are $1,706 per year. Real
estate taxes will be prorated to date of possession.
Both parcels will be sold with 10% down day of sale with signing of
purchase agreement. Balance will be in office of Marc Arends of the
Arends and Lee Law Office, Humboldt, Iowa. Settlement will be made on
or before October 19, 2007.
At that time possession will be given. There has never been wetland
determination on either parcel. There is no HEL land on either parcel.
Both parcels have no lease for 2008.
