FARM INFORMATION: Pedersen land is located 3 miles west of Jct. 3 & 169 and 1 mile south on Iowa Ave. Total cropland acres are 181.9. Corn base of 90.8 acres, direct yield of 124 and CC yield of 128. Bean base of 90.4 acres, direct yield of 33 and CC yield of 39. If the 3 parcels are sold separate, FSA offi ce will prorate corn and bean bases for each parcel. There are no HEL land and no wetlands.

AUCTION ORDER: Land will be sold dollars times acres. Successful bidder will have right to as many acres in any combination as they desire. If all acres are sold fi rst time, auction over. If any tracts after initial offering remain unsold, choice will be offered again. This process repeats until all are sold. The three parcels will not be combined at end and sold as one unit.

TERMS: 10% down day of sale with signing of purchase agreement after auction. Settlement will be made in the offi ce of Baker, Johnsen and Sandblom with Brian Johnsen on or before April 21, 2008. Buyer will pay fall tillage the day of sale to Daryl Nostrom. Possession will be given upon settlement. Taxes will be pro-rated to date of possession. There are no tile maps available for any of these parcels. Farms have no lease for 2008.
